Market of modern industrial spaces in Tri-City is not a large one in comparison to the markets of central and southern Poland. Despite this fact it constitutes a main logistic resource for northern Poland.
In the year 2009 the significant decrease of pomeranian commercial real estate investment activity was noted. Pomerania wasn't the only region - downfall of investment activity was noted in the whole Poland.
Direct reason of this situation was global economic crisis. One of its symptoms was ceasing the bank support all over the world or forcing investors to enlarge their own contribution. Accumulation of the capital, designated for this purpose, resulted in lack of funds for launching new projects. The investors attitude to risk has changed - typical speculative investment, which are characteristic for the period of boom, has been canceled.
Current resources of the industrial spaces in
TriCity reached the level of 140 000 m2, which is about 3 percent
of the whole polish industrial space. At this point the changes has
been minor - the share of the Tri-City market is stable and has
been representing similar level for last few years.
The year 2009 didn't bring any significant changes on the
industrial space market in TriCity. Despite two large investments,
which has been announced - logistic parks of Panattoni Development
Company and AIG/Lincoln (joint space over 70 000 m2) - not one of
them has been launched. Fulfilling the expectations, warehouse
development companies reduced their activity to the necessary
minimum. The reason was the significant increase of the investment
funding costs joint with decrease of demand for warehouse
spaces.
Industrial space developing companies in Tri-city
The invariably largest commercial real estate development company in TriCity is ProLogis, which operates distribution centre with the 91 000 m2 of space. The company has been able to rent all the space in the short term through the advantageous location, in close neighborhood of the international airport and TriCity Ring Road (S6).
At present, smaller logistic centres - Pruszcz Gdański Logistic Centre (10 000m2), Warehouse Centre Hutnicza (almost 12 000) or Kowale Logistic Centre (8 000 m2)- are equally attractive and enjoy large attention.
Perspective
The modern industrial space market of TriCity represents huge investment potential. The main advantage of the region is its attractive location which determines development of the TSL services. It has been estimated by main logistic operators - ProLogis, which is strongly situated on TriCity market and Panattoni Development Company, which is arranging the construction of over 40 000 m2 of storage space.
Pomerania which is seeking to become logistic
and distribution centre of south Baltic region, has one weakness -
weak road and railway accessibility. Intensive exceeding of
infrastructural deficiencies forms lucrative perspectives for
future but currently impedes dynamic development of modern logistic
parks.
The importance of transport accessibility for development of the
modern storage spaces market has been spotted by Maciej Madejak,
First Vice President of ProLogis in Poland, who expects further
revival of supply and demand of the industrial spaces market as
soon as the north - south motorway is completed. The project of
the motorway, which is designated to merge the Scandinavian region
with Mediterranean countries will positively influence the supply
as well as demand of the market.
Completing the construction of A1 motorway is to have the strongest impact on the development of the logistics in Pomerania. The supporting projects are the express roads - S7 (Gdansk - Warsaw - Krakow) which is being realized and planned S6 which is to improve access to Germany.
